Service InformationEmergency Pager/ContactWe do have 24-hour emergency service available. Regular maintenance calls SHOULD NOT be phoned to the pager. Routine maintenance includes problems such as a dripping faucet, a toilet that won’t stop running, a loose door hinge, or other items that do not contribute to an “unsafe” residence or an “uninhabitable” residence. Emergencies typically consist of flood, fire, or crime. If you have a water leak or a “flood” occurring that you cannot stop, you should call us on the pager immediately. If there is a fire of any kind in your apartment, you should call the fire department or 911 immediately. Then you should contact us on the pager. If your apartment has been victimized by crime and you cannot make the apartment “safe” – meaning that you cannot lock a door or a window because of damage from the crime, you should call us on the pager after contacting the police. We will respond to emergencies immediately. We will make every attempt to send contractors to your unit immediately to stop the problem and to fix the damage. If you page in a “non-emergent” situation such as a broken air conditioner, broken heater, dripping faucet, we will respond to those by sending a contractor to your unit on the next business day or as is reasonable. We will provide you with the emergency pager number when you sign your lease. Routine Maintenance CallsWe want to provide you with a home that is comfortable and has working appliances. We will happily respond to maintenance calls and will make every attempt to send contractors to your apartment to fix the problem within two business days. Maintenance calls that are phoned in to the office on Fridays may not be addressed until Monday the following week due to the availability of service people who can fix the problem. We cannot fix problems that we do not know about! Please make sure to call the office at the first sign that something isn’t right. If your air conditioner stops working on Monday, please call us right away. Do not wait until Friday afternoon to phone in a maintenance call because we will be unable to fix the problem before the weekend! The most typical maintenance calls we receive are: Lockouts – You can come to the office to pick up a key for no charge; if we meet at the office after 5:00 PM or on weekends, there is a $25.00 service fee. You can also call your own locksmith to open your apartment at your own expense. Faucets Dripping/Toilets keep running – These are not emergencies. Often we can get these problems fixed within 1-2 days. Please phone these in immediately and if it is after regular business hours, please leave us a message. Please do not use the emergency pager to contact us about these problems. Doorknobs loose/ door locks won’t work – If you are having a consistent problem with your doorknob (on your front door) or the lock on your front door, CALL US IMMEDIATELY! We will respond quickly so that you can lock your apartment. Broken appliances – if your dishwasher starts breaking down, or your stove starts breaking down, please call us right away. We will attempt to fix it quickly or replace it if it is unfixable. We cannot obtain appliances after hours or on weekends/holidays. Therefore, you must notify us during the business week if you are having any problems with your appliances.
