The security deposit on all of our units (apartments, duplexes, townhouses or houses) is the value of one month’s rent. This deposit is due at the time you want us to hold the apartment for you. We will hold an apartment for a reasonable amount of time – depending upon the rental market and the owner preferences if we have a paid security deposit. This deposit will be held for you until your lease is up. At that time, we will inspect the apartment for damages above and beyond normal wear and tear. We will keep any portion of the security deposit that is needed to repair the unit to the quality it was in when you moved in.

If you give us a security deposit and then change your mind, we will refund your entire deposit if you notify us in person within 5 business days. After 5 business days, we will refund half of your deposit.

Rent payments are due on the 1 st of each month and are considered past due after the 5 th. Rent payments not received by the 5 th will be sent a late notice and/or filed for eviction. If you believe you will have trouble paying your rent on time, please contact us BEFORE the 1 st of the month. Rent is accepted by check or money order. We do not accept cash for payment of rent. You can mail your rent to our office or you can hand-deliver it to our office.

Not all of our apartments, duplexes, townhouses, or houses allow pets. Each complex or unit has different rules about whether or not pets are allowed, what kinds of pets are allowed and what fees are charged for pets.

If pets are allowed in a unit, we will require a non-refundable pet fee (typically starting at $200 but can range to $400). The amount of the pet fee will be dependent upon the type of pet, the size of the pet, the location of the unit, and the policy of the individual unit/complex.

Your security deposit (all or part of it) can be held back when you move out if your pet has caused damage beyond normal wear and tear. Please discuss this with us at the time you complete an application and again when you sign your lease.

Please make sure you inquire about pets prior to giving us a security deposit to hold an apartment for you. If you bring a pet into an apartment where there is a no pets policy, we have the right to evict you if you do not remove the pet from the premises.

We have many properties where pets, including dogs, are allowed! Please ask us about your pet options so we can help you find the perfect home for you and your pet!

We highly recommend Renter’s or Tenant’s Insurance. This type of policy protects your belongings in the unit as well as many types of damage – which you may accidentally cause in the unit. For example, if you are the direct cause of a kitchen fire, you would be responsible for repairs. Your Renter’s Insurance may cover this damage.

We do not insure your belongings in the apartment nor do we insure damage you cause to the apartment. We are not responsible for the loss of personal items due to damage caused by you or other unexpected events such as burglary.

There are many insurance companies that offer Renter’s Insurance. We strongly suggest that you obtain a policy that is effective the day you plan to move into the unit.

We typically keep a copy of your key so that we can enter your apartment if needed for emergencies or maintenance. If you get locked out of your apartment during the business day (Monday – Friday, 9:00 AM – 5:00 PM) we will give you the spare key to open your apartment. You would be expected to return this key within 2 hours.

If you get locked out of your apartment after 5 PM (Monday – Friday) or on Saturday or Sunday, have 2 options:

• You can call a locksmith at your own expense to open your apartment.
• You can use the emergency pager to call us. If we meet you, you will be responsible for a $25.00 lock out fee – which is due when you come to the office to get your key.
